Can you describe Tollers approach to residential conveyancing?
Tollers can be seen as experts as they specialise in all areas of law. Tollers deal with New Build, Shared Ownerships, Transfer of Equity, Equity Release Re-mortgages as well as the usual sales and purchase transactions.

Tollers take a modern client approach and assess each client on an individual basis. i.e. First Time Buyer versus Investor. The approach is then tailored to the individual.

Tollers have various offices in different regions covering an extensive area of the country. Each office is Lexcel and CQS accredited.

This ensures the client has an individual they can correspond with. Due to the high level of expertise held within Tollers, it allows us to be well equipped and to progress transactions at the necessary pace.

How do you manage complex conveyancing cases?
It is important to manage client’s expectations in the outset, drawing their attention to potentially complex transactions and acknowledging/advising the transaction may take longer to progress when necessary. This will not deter Tollers from the transaction as the vast knowledge held within the firm will provide clear explanations/solutions to the client. This then offers the client a clear way forward.

How do you manage communication between buyers, sellers, and other parties involved in conveyancing?
Tollers ensure all parties to the transaction are fully kept up to date. Clients are kept regularly updated and Tollers regularly liaise/update Estate Agents, Brokers and Site Agents to ensure full transparency.

Clients are provided with a contact sheet at the outset of each transaction with the team contact details.

Tollers ensure that the client is always at the forefront of every transaction. Tollers always ensure the client’s interests and instructions lead the transaction. Tollers understand the client’s requirements/ needs are paramount.

Buying and Selling a Property can be a scary process and we aim to make this seamless for the clients. We will guide a client through the sale process at every step.

First Time Buyer’s require extra support, literature and sometimes explanations. Tollers ensure that no legal jargon is used and when it involves a complex matter, Tollers break the information down into literature that is relatable. Tollers consistently ask the client to confirm they are content with the information The First Time Buyer receives before proceeding further.

What professional accreditations or memberships does your team hold in the field of conveyancing?
Tollers are accredited to Lexcel and the Conveyancing Quality Scheme (CQS). Both accreditations are reviewed annually and have very strict requirements to which we must comply.

The conveyancing department have team members who are qualified Solicitors who are regulated by the Solicitors Regulatory Authority (SRA), Licensed Conveyancers, regulated by the Council for Licensed Conveyancers (CLC) and Legal Executives regulated by CILEX.

How many years of experience does your team collectively have in property conveyancing?
Between the team leaders/fee earners it is approximately 210 years (Conveyancers, Licensed Conveyancers, Solicitors). If we consider the support staff, most individually have over five years’ experience in their roles.

We have a robust case management system and use a fast-paced search provider offering the latest Conveyancing Searches. These searches include an in-depth environmental search to encompass environmental factors. Our ID systems have moved online which include the use of biometric ID checks making them more convenient to clients.
